Recommendations to enhance your property before to start the promotion for sale .

1. – Identify the correct selling price of the property, according to the average market value in the area.

a) Check with / or hire a real-estate appraiser.
b) Make a comparative market research with the recently sold properties in the area. Note that if the price is higher, buyers will not even consider viewing it.

2. – Retouch the property to make sure the property looks nice and clean: \

• External and internal painting
• Repair water leaks and gas
• Clean windows & mirrors and replace those that are damaged
• Apply oil on doors and windows to prevent squeaking
• Tighten all bolts on doors, bathrooms, etc..
• Perform general cleaning, paying attention to the corners
• Remove garbage, waste material or debris
• Replace damaged contacts and switches
• Check the sealing of doors and windows
• Remove water stains (including ceilings)

3.-. Gather Property documentation

• Deed
• Notary Notices
• Freedom of lien
• Receipts for payments such as electricity, water, telephone, etc.
• Property Tax payments.
• Architectural plans, hydraulic and electrical extensions and adaptations to the property

4.-Taxes
Before you start promoting your property, you must have an ISR tax analysis, provided by a tax expert. In some cases, this tax may be exempt.

5.- Contract to Buy / Sell
The contract of sale / purchase is a voluntary agreement established between the buyer and seller where the conditions written set the operation and specific features.

6.- Set day and time for visits to the property

The idea is to have 24 hours previous notice to advice of the next visit to your property. In some cases the buyer wants to visit the property without giving sufficient notice in advance, if you still live there, this may generate some problems, for which consider the following aspects:
• Filter prospective buyers by giving them as much information as possible so only really interested buyers will set up an appointment to visit.
• Know the exact number of people that will attend the visit
• Request some information of the people you will receive at your home.
• Be careful to open the door to anyone that you do not know… the best thing to do is call your realtor, let them be in charge of the showing.
